Building Permits

Before beginning construction on most developments, the Inspection Services Department requires that a residential or commercial building permit be obtained.

Why do I need a building permit?
The building permit process gives city Safety Code Officers a chance to make sure that a building's design and construction meets all of the standards regulated by the Alberta Building Code.

Upon receipt of the building permit application, Safety Code Officers conduct a thorough analysis of the project plans.  Following issuance of the building permit,  Officers conduct mandatory site inspections at appropriate stages of construction.  Please contact Inspection Services for more information.

When do I need a building permit?

Building permits are required for:

  • All new construction
  • Additions to existing buildings
  • Detached sheds (larger than 10 square metres)
  • Uncovered Decks (more than 0.6m, or 2ft above grade)
  • All Covered Decks regardless of height
  • Solariums / Sunrooms
  • Carports / Garages
  • Fireplaces / Wood burning stoves
  • Change of use of existing buildings / rooms

Building permits are not required for:

  • Painting / Decorating
  • Re-roofing
  • Siding / window replacement (unless involving structural changes)
  • Accessory buildings smaller than 10 square metres (unless they present a hazard)
  • Some alterations to heating, ventilation or air conditioning systems.

When is a residential building permit required?
A residential building permit is required for all construction and renovations being performed on residential buildings up to, and including 4-unit multifamily dwellings.

When is a commercial building permit required?
All major residential (larger than a 4-unit multifamily dwelling), as well as commercial, institutional and industrial projects require a commercial building permit before construction can begin.

How do I apply for a building permit?
Building permit applications may be made in person at the Development Services Department located on the main floor of City Hall.  Applications for commerial projects may also be submitted via mail.

Residential Building Permit Application Requirements:

  1. A completed Application.
  2. Complete the Residential Permit Application Checklist form checklist
  3. Two (2) sets of construction drawings.
  4. Two (2) copies of a site-plan showing:
      - all setbacks.
      - vertical grade approval stamp.
      - architectural control stamp.

Commercial Building Permit Application Requirements:

  1. A completedApplication.
  2. Two (3) sets of construction drawings, professionally sealed and signed (when required by the Alberta Building Code).
  3. A completed Project Valuation Form.
  4. Schedules of professional review (when required by the Alberta Building Code).
