Incentives and Programs

​The City of Lethbridge is committed to the long-term process of revitalizing the Downtown. Through the Heart of Our City committee and the Urban Revitalization Department, numerous programs and incentives are available to provide financial assistance that will stimulate growth and development in the Downtown.

Adaptive Reuse Incentive Program

A 50 per cent matching incentive up to a maximum of $100,000 per property to upgrade or adaptively reuse an existing building that is historically significant, deteriorating, and/or functionally compromised.

Housing Incentive Program

Incentive of $30,000 per unit towards the creation of new, market-based housing units in Downtown. The incentive is intended to offset the cost disadvantage between Downtown and sub-urban development sites.

Targeted Redevelopment Incentive Program

Municipal tax cancellation policy to provide an incentive for the construction or major renovations (minimum construction value of $1 million) of commercial/office/retail and mixed-use projects that lead to significant and ongoing enhancement of the assessment base generated in the Downtown.

Main Street Program

A 50 per cent matching incentive to improve the visual appearance of businesses in the Downtown. There are three components of the main street program:

  • Façade Treatments: Up to $15,000 per 25' building frontage
  • Signage: Up to $1,000 per sign
  • Crime Prevention Through Environmental Design (CPTED) Improvements: Up to $5,000 

Business Improvement Loan

Provides interest-free loans up to $15,000 for downtown businesses to improve the appearance and/or function of their business, with interest paid for by Heart of Our City.
